Appraisal Analysis
Whenever you apply for a mortgage, whether a purchase of refinance (and some home equity loans), during the loan process you will almost always be required to obtain an appraisal. There are certain times when a new appraisal may not be required, such as refinancing with your current lender when the lender does not require a new appraisal.
Our appraisal reviews are designed to ensure the appraisal was done properly, though we do not perform appraisals ourselves. Many times appraisals are rejected for using comparable properties that do not justify the property’s value, or simply contain errors. If you are not sure your appraisal was done properly, or if you have complications during the loan process due to appraisal issues, we may be able to help.
We will review the appraisal for accuracy and comparable properties, also known as “comps”, and verify that the appraiser’s calculations were reasonable. We may even be able to find more suitable comps to help justify your property’s fair market value.
